Jim R. Karpiak is Of Counsel in the Real
Estate and Public Law Departments at Richards, Watson & Gershon.
Mr. Karpiak joined the firm's San Francisco office in 2002. Mr.
Karpiak's practice includes a broad range of municipal work, with
a specialization in real estate transactions and redevelopment matters.
He serves as the Town Attorney of Fairfax, as well as Assistant
City Attorney in Fairfield and Mill Valley.
Prior to joining RW&G, Mr. Karpiak was an associate from 1999
to 2002 with Sheppard, Mullin, Richter & Hampton, where he represented
public agencies and developers in real estate transactions featuring
redevelopment, affordable housing and private/public partnerships.
He also handled local entitlement and zoning compliance processes
in various California cities, including zoning changes, CEQA compliance,
public trust negotiations or permitting under federal and state
statutes. In addition, he represented landlords in commercial leasing
and construction transactions, and lenders in commercial secured
real estate transactions.
From 1993 to 1999, Mr. Karpiak was a staff attorney for the Redevelopment
Agency of the City and County of San Francisco, where he handled
redevelopment acquisition and disposition transactions and land
use matters, including CEQA compliance, redevelopment plan adoption
and implementation, and tidelands trust modifications. He also counseled
on accessibility law compliance in construction management of city-owned
facilities, and assisted as issuer's counsel with debt issuance.
Prior to attending law school, Mr. Karpiak was an aide to U.S.
Senator Paul Simon and a lobbyist and public policy analyst for
several associations and organizations.
